Coral Rock Development and Miami Bethany Community Services (MBCS) are embarking on an innovative eight-story building project called DULCE VIDA. This structure will provide 230 affordable and workforce housing apartments and introduce a state-of-the-art high-tech library on the ground floor. Crafted by acclaimed architecture firm Behar Font & Partners, the design of this $87 million mixed-use building, located at 1785 Northwest 35th Street, promises to redefine modern living in the Allapattah neighborhood of Miami.
On October 28, 2021, the Miami City Commission adopted resolution #R21-0447, which executes a quitclaim deed authorizing the transfer of the property to Miami Bethany Community Services to develop the affordable housing project and for the workforce.
Since then, MBCS has been a key partner in the Dulce Vida Apartments LLC project. As a dedicated community liaison, MBCS has played a crucial role in promoting the Project and its rental units to potential residents.
Our organization has also been instrumental in hiring local artists for the building's decoration and local contractors for construction and will continue to oversee the building's maintenance, all with a strong focus on the Allapattah neighborhood.
In addition to the above, several steps have been taken so that the students and teachers of Miami Jackson Sr. High School can take advantage of the departments and the High Technology Library that we will develop in the Project. MBCS will also offer vocational courses and specialized services for our adult neighbors.
Our commitment has been the same since our organization's founding, and we will strive to make this Project one of which our residents are proud and satisfied.
The City of Miami Commission recently approved $15 million for the project from the city’s affordable housing bond program. The apartments will be marketed as follows:
■40% of the units at 60% of the Area Median Income (AMI).
■34% of the units at 100% of the AMI.
■26% of the units at 120% of the AMI.
